Casa Costa Residences shall be operated and managed by a professional CCDC team, providing each apartment owner with a dedicated Relationship Manager to provide timely responses and monthly reports on their rental unit.
Under the Casa Costa Residences 'Rental Management Scheme' (RMS), apartment owners shall benefit from CCDC's integrated technology platform, with remote access to the bookings calendar and a 'live' online dashboard for their apartment unit, that tracks earned income vs. budget and a host of other rental performance metrics.
The RMS shall also entitle apartment owner’s to book free stays in their unit for up to 2 weeks per calendar year.
Rental Management
This Table is an example of the Occupancy and Performance Metrics derived for the Executive Apartment unit type.
The Casa Costa Residences 'RMS' provides for all of the apartment units to be managed by CCDC under a pool rental arrangement.
The completed development shall deliver a total of 14 fully equipped & furnished apartment units. Rental revenue from all the units shall be equitably shared on a quarterly basis.
We shall also provide Apartment owners with access to our regularly updated financial forecast model of Apartment Rental Yields for each unit type over a rolling 5-Year period.
Using this model for the first 5 year period with an average yearly occupancy that rises from 70% in Year 1 to 80% in Year 5, gives;
Rental Yields
Gross Yield (Y) = 25% to 30%
Cap Rate (CR) = 15% to 17.5%
